Early learning centre a poster child investment amid population boom

The purpose-built premises of a childcare centre serving one of the Auckland region’s fastest growing population hotspots is up for sale.

The more than 2,600-square-metre property in Warkworth is fully leased to Nature’s Nest Early Learning Centre, a respected early childhood education provider which has operated from the premises since 2011.

Licensed for 80 children from birth to five years old, the facility is an established part of local life in the North Auckland town. It offers families full-day and school-time childcare sessions Monday to Friday, except on public holidays.

Nature’s Nest occupies the Glenmore Drive site on a strong lease through to 2036. This generates a net rental return of $205,711 plus outgoings and GST per annum.

The childcare facility is well positioned to benefit from growing demand in Warkworth, whose population has more than doubled in under 20 years to around 7,000, and has been targeted by Auckland Council as a focus for extensive future growth.

The freehold land and buildings at 33 Glenmore Drive, Warkworth, Auckland, are being offered for sale through Graeme Perigo and Chris Blair of Bayleys Real Estate.

The property will be sold by deadline private treaty closing on Wednesday 2 July, unless it is sold earlier.

The approximately 2,610-square-metre fee simple landholding underpins some 497 square metres of buildings which were designed and built for early childhood education.

Perigo said the generous land area exceeded Ministry of Education requirements.

“This allows extra open space and green areas that maximise children’s outdoor experiences and support the operators’ philosophy of incorporating nature-based learning,” he said.

Blair said the centre sat in an industrial hub which is a focal point for local employment, and close to expansive residential areas.

“This makes it a very handy location for parents to drop off and pick up children. Proximity to schools, parks, and an expanding town centre add further to the convenience,” Blair said.

The area continued to grow on the back of major infrastructure upgrades, he said.

“Situated around 45 minutes north of central Auckland, Warkworth has been identified by city planners as a focal point for residential and business expansion as a satellite town.

“The local population swelled by nearly 60 percent in the 10 years to the 2023 census. Further expansion is expected and encouraged by Auckland Council, with large tracts of land surrounding the town earmarked for greenfield development over the coming decades.

“The area has seen significant improvements to public transport and roading and is now reaping the benefits of quicker connections to central Auckland via the new Puhoi-to-Warkworth extension of the four-lane Northern Motorway,” said Blair.
