Franklin dairy farm offers fertile ground for new uses

A sprawling Franklin dairy farm is up for sale with a multitude of options for buyers to shape its future in one of the Auckland region’s fastest growing areas.

The approximately 62 hectares of easy rolling pasture overlooking Manukau Harbour’s southern shores, at Waiau Pa, is currently run as a successful dairy farm. The operation is stocked with 200 to 220 cows, with production equating to 85,000 kilogrammes of milk solids per annum.

Bayleys salesperson Shane Snijder said the private, park-like landscape with picturesque harbour views would be eyed by a wide range of buyers.

“Possibilities abound for this large land parcel which offers rural tranquillity surrounded by equine, horticultural and luxury lifestyle residences, yet is within easy reach of urban amenities,” he said.

Snijder said the sale was an exceptional opportunity for investors, land bankers, retired farmers, country estate owners, horse enthusiasts or horticulturalists to take a commanding position midway between Auckland and Hamilton.

“For the owner-occupier who has dreamed of creating their own country estate, here is the perfect property to do that and leave a legacy. For the investor or developer, finding large parcels of land in prime locations like this is getting harder and harder.

“For the retired farmer, the property is not too big to manage with its easy contour.

“For horticulturalists, the rich, fertile volcanic soil and level contour are ideal for market gardening. These conditions are already giving rise to several large-scale orchards around the district,” Snijder said.

Given the location on the edge of one of the region’s key expansion hotspots, the land will also be seen as an enticing investment for those with an eye on long-term gains.

The freehold property at 106 Wright Road, Waiau Pa, is being marketed for sale by Snijder and colleagues Michele Mathieson and Karl Davis of Bayleys Real Estate.

It will be sold by way of a tender closing on Wednesday 30 October, unless sold prior.

Mathieson said around 95 percent of the landholding was currently employed as grazing land with pasture in a rye/clover mix.

“The property contains two three-bedroom homes and several farm buildings of various sizes. These include a distinctive 400-square-metre American-style barn with mezzanine and three high roller doors.

“The site’s water supply is delivered by two bores with seven holding tanks providing a combined above-ground storage capacity of 190,000 litres,” said Mathieson.

The flat to easy rolling land, which meanders down towards Manukau Harbour, is zoned Rural 1C under the Auckland Unitary Plan.

“Nestled in an idyllic rural landscape of rolling countryside, this is a calming, family-friendly location – yet there’s easy access to the Southern Motorway and urban amenities. The thriving townships of Pukekohe and Karaka, and motorway interchanges at Papakura and Drury, are all within about 20 minutes’ drive,” said Mathieson.

Davis said the location’s real estate appeal was driven by unprecedented expansion in the Franklin area.

“Despite its peaceful country lifestyle, this location is close to some of the country’s fastest growing urban areas towards Auckland’s southern edge

“Ongoing expansion in this area has been accompanied by an array of major projects, including the world-class 360-hectare mixed-use project encompassing large-scale industrial and residential development at Drury South.

“Kiwi Income Property Trust’s planned shopping centre and Fisher & Paykel’s 100-hectare purchase for a new business campus, plus a proliferation of large residential subdivisions, further underline this transformation of Auckland’s new southern growth epicentre,” Davis said.
