The freehold land and buildings housing a strategically positioned Z Energy service station on a long lease are up for sale on Auckland’s Hibiscus Coast.
The high-profile more than 1,870-square-metre site at 934 Whangaparaoa Road is fully leased to Z Manly, which serves motorists across a wide catchment on and around the Whangaparaoa Peninsula.
The property generates an annual net rental return of $122,000 plus outgoings and GST, on a current lease that runs through to 2033. Rights of renewal are available extending to 2055.
The lease agreement provides for two percent annual rent increases, replaced by market rent reviews every third year.
Open seven days a week, Z Manly offers a range of petrol and diesel fuels with 24/7 pay-at-pump and pay-in-app options, plus convenience retail, food and coffee sales, trailer hire and LPG ‘Swap’n’Go’ services.
Z Energy operates service stations nationwide under the Z and Caltex New Zealand brands. It serves around a million customers a week through its retail network at more than 180 sites. Z has a team of over 2,000 working across its offices, terminals and service stations.
The business is part of the ASX-listed Ampol Group, an independent regional transport energy company with roots dating to the early 1900s. According to Ampol, Z sells approximately 40 percent of all fuel volumes across New Zealand.
The freehold property at 934 Whangaparaoa Road, Manly, Auckland, is being offered for sale through Graeme Perigo, Marie Hansen and Ben Clare of Bayleys Silverdale.
It will be sold by deadline private treaty closing on Thursday 13 March, unless sold prior.
The approximately 1,879-square-metre freehold site underpins a smart, well-configured building of some 220 square metres housing the retail and convenience store, along with an approximately 525-square-metre forecourt and canopy.
Convenient entry and exit points on Whangaparaoa Road ensure easy customer flow and operational efficiency.
“This sale presents a rare opportunity to acquire a high-performing investment asset in a sought-after location, backed by a well-established tenant,” Perigo said.
“The long-term lease to Z Energy, a nationally recognised and trusted fuel retailer, provides investment security, with rights of renewal potentially providing 30 years until final expiry.
“A true net lease structure with the tenant responsible for maintenance, repairs and outgoings, plus built-in rental uplift, make this a high-calibre passive investment with potential for growth,” said Perigo.
Hansen said the site’s high-profile position and access to key transport links and nearby amenities supported sustained long-term value.
“With some 35 metres of frontage to a main arterial route, this busy and well-presented service station benefits from strong passing traffic and visibility.
“Whangaparaoa Road is the main thoroughfare running the length of the Whangaparaoa Peninsula. At its western end it provides links to other key roads and the Northern Motorway, facilitating access across the Hibiscus Coast and wider Auckland region,” said Hansen.
The property for sale sits within the Business – Neighbourhood Centre zone under Auckland’s unitary plan.
Clare said its location within the Manly commercial hub, surrounded by a mix of retail, hospitality and essential services, added further to demand from both local and passing customers.
“With ongoing population growth and infrastructure development in the Whangaparaoa area, this property and the service station tenant are well-positioned to capitalise on burgeoning demand for essential services,” Clare said.
