Vacant CBD building has buyers looking uptown

A vacant commercial building in Auckland’s CBD is for sale with versatile options for value-adding investors, developers and owner-occupiers seeking a prime central base.

Positioned near the universities precinct and a myriad of amenities off upper Queen Street, the more than 300-square-metre freehold site is consented for conversion into hostel-style accommodation.

The Turner Street building is currently configured with some 636 square metres of offices across three levels plus a two-level secure underground car park.

An existing resource consent supports a proposed repurposing to create a 20-bedroom facility accommodating up to 60 non-permanent guests.

Various other options are available thanks to the site’s City Centre zoning under the Auckland Unitary Plan. This enables wide-ranging uses such as retail, office and residential, and intensive redevelopment, consistent with the city’s aspirations as a vibrant international centre.

The property at 16 Turner Street, Auckland Central, is being marketed for sale by Oscar Kuang, James Chan and Karen Yung of Bayleys Auckland Central.

It will go under the hammer at an auction on Wednesday 21 May, unless sold prior.

The three office floors plus underground car park have a combined floor area of approximately 900 square metres. The 1970s-constructed building is underpinned by a fee simple site of some 306 square metres.

“This functional and versatile building presents a compelling investment opportunity, with a layout and amenities well suited for a range of potential uses,” Kuang said.

Level two would house a communal lounge, kitchen and dining area. Other facilities include communal bathrooms, toilets and laundry areas plus basement parking for scooters, bikes and cars.

Chan said a key attribute of the site was its prime CBD position near multiple educational institutions, and attractions and amenities such as the town hall, Civic carpark, cinemas, Q Theatre, Auckland Art Gallery and Myers Park.

“Being in a relatively quiet, backstreet area, but accessible to a wide range of attractions and facilities makes the Turner Street site a good location for a hostel.

“This is a proven area for numerous accommodation providers catering to diverse needs. These include the four-star Bianco off Queen Serviced Apartments next door, the Haka House hostel across the road, the nearby Mercure Auckland Queen Street and Legacy Airedale hotels, as well as several apartment buildings,” said Chan.

Yung said any future uses of the Turner Street site would benefit from the wider uptown CBD’s unique blend of urban convenience and vibrant character.

“Acting as a gateway between the bustling city centre and the creative, community-focused Uptown district, it is within a short walk of the popular Karangahape Road entertainment and shopping precinct,” Yung said.
